Aughton Ruddings Grange is a Grade 2* listed property

The two new extensions involved significant coordination with English Heritage and following several consultations a final design was agreed upon and submitted to the planning authority. We are pleased to be able to state that as a result of our extensive research into our various concept designs and our detailed coordination with English Heritage our submission was passed first time by the planning authority and English Heritage.

The extensions were constructed by our highly skilled tradesmen with reclaimed clamp bricks so the facades linked directly with main property, which can be seen in the above photograph. Within the extensions we also made in our workshop bespoke oak trusses to create high fault ceilings and a beautiful linking feature to the main property. The bespoke oak trusses linked the extension to the main property, as the main listed features within the property is huge oak beams at 1st floor and 2nd floor level.

Project Details

  • Complete reroofing, with the addition of three sky lights to the rear of the property
  • Significant repairs to the external brickwork, including rewalling gable end walls and rebuilding the chimney stacks. Coupled with completely repointing the front elevation of the property
  • Installation of damp coursing to the ground floor
  • A complete electrical rewire internally, coupled with the installation of a completely new domestic plumbing system and a new oil fired central heating system with an integrated log burner
  • Laying of wooden floors and ground bearing concrete slabs
  • Plastering throughout the dwelling
  • Installation of damp coursing to the ground floor
  • Joinery work throughout the property including the hanging of bespoke oak doors and feature skirting
  • Conversion of the attic into two large double bedrooms including an ensuite
  • Renovation of the existing fireplaces and the reconditioning of the cooking range
  • Construction of new feature fire place, utilising the existing chimney stack
  • Replacement of all external windows and doors, which included reusing the listed glass panes from the original sash windows to the front of the property
  • Installation of external curtain walling with a bespoke cranked feature lintel
  • Complete redecoration through out
  • Installation of new floor finishes; timber, slate, stone and carpets
  • External Landscaping
